Phase 1 Update: April 2026
Marlaca IV is Lombok's largest active luxury villa development. Twenty units across two villa types — 1-bedroom and 2-bedroom — on a prime land parcel in Kuta, South Lombok. Construction is underway. This update covers where we are, what is on schedule, and the key milestones between now and delivery.
What Has Been Completed
Site preparation and infrastructure: Complete. All civil works — drainage, underground utilities, access roads, perimeter fencing — are finished and signed off. The site is fully operational as a construction zone.
Foundation work, Block A (6 units): Complete. Block A comprises the first 6 units scheduled for delivery. All foundation and slab work was completed ahead of schedule in January 2026, following a weather window that allowed for accelerated progress during the dry season.
Structural framing, Block A: Underway. Column and beam work is approximately 60% complete as of this update. Roofing on the first two units is scheduled to begin in May 2026.
What Is In Progress
Block A structural completion (target: June 2026)
The remaining structural framing on Block A is expected to conclude by end of June 2026, at which point all units in this block will be in envelope — weathertight, with windows and external doors installed.
Block B site preparation (target: May 2026)
Groundwork for the second block — covering an additional 8 units — begins in May 2026. Foundation work is scheduled for Q3 2026.
Material procurement — finishes
Premium finish materials (stone cladding, tiling, bathroom fixtures, joinery) have been specified and are in procurement. Lead times for our specified stone and custom joinery are 14–16 weeks. Orders are being placed now to align with the Block A internal fit-out phase, which begins September 2026.

These are the targets the construction team is managing to. They are based on the current programme, subcontractor commitments, and material lead times. We maintain a 4-week buffer in the programme for weather events or minor supply delays.
Quality Control: What We Are Monitoring
Construction quality at Marlaca IV is managed against a specification that reflects the lessons of Marlaca I, II, and III. Key areas of focus:
Structural specification: Reinforced concrete frame, designed for seismic zone compliance per Indonesian standards. All structural elements are subject to third-party inspection before being covered.
Waterproofing: Given Lombok's wet season, waterproofing is applied at all slab junctions, bathroom wet areas, and roof connections. This is the single highest source of post-delivery remediation in the regional market — we treat it as a zero-tolerance item.
Finish quality: The Marlaca finish standard — stone surfaces, open-air bathroom design, pool tiling, joinery — is based on the specification that achieved the ADR benchmarks documented in Marlaca I and II's operational performance. We do not vary from this standard.
What This Means for Investors Buying Now
Investors who reserve in the current phase — prior to Block A structural completion — are entering at the optimal point in the construction timeline. The development risk has already been substantially reduced: site is prepared, foundations are in, structural work is underway. The programme is on schedule.
At the same time, prices reflect the construction phase premium — lower than what comparable completed assets command in the South Lombok market. The entry point is real, the risk profile has already improved, and delivery is now 11 months away.
